The story behind it

Expired listings supplied the inventory. Hosts brought back visitor questionnaires. Steve and his father developed a custom CRM to organize the information, rank prospects by motivation and support follow-up and referrals.

DocuCoder

Connecting a scanned document with a transaction platform. An early part of Steve’s work on document-to-transaction workflows.

Steve’s document-to-transaction innovation connected scanned documents with transaction workflows—an early chapter in his work on information moving between systems.

Workflow / Online forms

WinForms Online
& ZipForms Online

Bringing real-estate forms technology onto the internet through work for REALTOR associations.

Contribution & context

Steve describes his team’s work on WinForms Online and ZipForms Online for the National Association of REALTORS and California Association of REALTORS. The work included creating a forms software development kit (SDK), so many different forms could work within a shared online system. Steve recalls supporting the requirements of roughly 1,250 REALTOR boards. This is the online-forms chapter—not a claim to have invented all earlier desktop forms software.

eRealtor

Steve’s transaction technology, licensed to Realtor.com and renamed eRealtor. He then led the platform’s integration.

In 2001–2002, Steve’s transaction technology was licensed to Realtor.com and renamed eRealtor. He then led the integration work.

Platform / Brokerage

ZipRealty

Steve’s company developed the first three versions of ZipRealty’s platform for Sequoia and ZipRealty’s owners, followed by an internal-team handoff.

The story behind it

Steve describes his company as the developer of ZipRealty’s first three platform versions for Sequoia and the company’s owners. This platform-development chapter spanned 1997–2005 and included multi-MLS integration and a handoff to an internal team. Bringing the brokerage online meant navigating MLS access, compliance requirements and market-by-market rules. Steve recalls the result as “the very first MLS brokerage on the internet”—his account of the pioneering role the work played.

First American
& FASTWeb

Helping establish First American’s Interactive Division and leading the work of bringing an established title business into the digital era. The chapter spans enterprise leadership, FASTWeb, credit ordering, property information and web systems.

The story behind it

Steve founded First American’s Interactive Division in 1995. The work included FASTWeb in 1996, credit ordering and property-information systems, followed by a team handoff in early 2003.

Teaching digital-media and career-development topics during the 1990s at UCLA Extension and the American Film Institute.

Steve taught digital-media and career-development topics at UCLA Extension and the American Film Institute during the 1990s, including interactive-presentation work at the UCLA Extension/IBM Media Lab.

The story behind it

Writing and bringing the industry together have been part of Steve’s career alongside product innovation. The Hotel del Coronado hosted the 2010 and 2011 Real Estate Marketing Summits.
